Property Analysis

Let our engineers review your existing fire protection system to evaluate its ability to handle the storage needs of potential tenants. Our review will include a water supply analysis, hydraulic calculations and NFPA code review to determine a systems adequacy for the intended storage arrangement.

Segale Properties

Tukwila, WA

Archer Construction has partnered with Segale properties to provide design build services for the expansion of their property portfolio. Some of the properties include the following.

Pacific Gateway industrial

P-152 400,000 SF 45 ft tall warehouse. Installed ten ESFR systems supplied by a 2000 Gallon per minute fire pump. System design was per FM requirements for the storage of Class I -IV commodities to 40’ with no in rack sprinklers. option to change heads to accommodate the storage of exposed non expanded plastics in racks.

P-161 155,000 SF warehouse with 45’ roof height fire systems designed to FM requirements for class I – IV commodities to 40’ with no in rack sprinklers.

P-162 57,545 SF warehouse with 40’ roof height. The fire system piping and pump sizing was designed per the newest criteria in NFPA 13, 2016 edition. This new criterion will allow for the storage of exposed expanded plastics in open racks to 35’ in a 40’ building. This would have been the first building in the city of Kent to provide a fire system capable of the storage of exposed expanded plastics in racking with no in rack sprinklers. the final design was based on a new tenant that reduced the fire protection requirements; however, the systems are still designed to provide the higher flow for any future needs, just add a fire pump.

P-172-Future 150,000 SF warehouse with 45’ roof height fire systems designed to FM requirements for class I – IV commodities to 40’ with no in rack sprinklers.

Agricultural building, Othello Washington- Archer designed and installed a fire system to accommodate the new addition as well as the existing office space for the Segale family vineyard.
